Construction project managers bring specialized skills, knowledge and management strategies to assist companies in making the best possible business decisions with regards to construction projects. They typically provide oversight and leadership in executing projects from planning to completion by leading the work of sub trades to achieve goals and meet criteria at specified times. Construction project managers are often responsible for paying the various subcontractors throughout the project. Although a large portion of construction project management can be completed in an office environment, site visits and supervision are often essential in keeping the project to specifications and on budget.
Construction project managers lend their expertise to anything from a contract bid, to meetings with customers who are negotiating contracts with the construction firm. Most often, the project manager interfaces with the owner or principal’s project representatives when contentious issues arise, or when problems occur. The project manager plans and prepares construction schedules, sets milestones, monitors progress against contractual obligations, hires/fires and pays contractors and ensures the necessary materials and equipment are available as required.
The project manager is an integral service in the constructing of facilities, plants and structures. It is common for penalties to be assessed if parts of the contract are not fulfilled in the prescribed time and it is the project manager’s responsibility to negotiate if there are problems that have occurred over which they have no control (i.e. weather, natural disaster, etc.).
