Operational Details
Construction begins with either the contractor digging the hole, or hiring a sub contractor to dig the basement. A Concrete contractor may be hired to pour the basement. They usually form it by placing plywood panels around the dugout and a cement truck, usually contracted, delivers the cement, and cement contractors wheel the concrete to the site and pour it into the walls to complete the foundation. Weeping tile may be installed around the perimeter of the basement.
Home builders often direct hire framing crews who are responsible to set up on the structural members (2" x 4"s, 2" x 6", 2 x 8"s etc.).The framers also build the floors, stand up the walls, clad usually in plywood, and erect stringers or roof trusses, plus place plywood on the roof.
A smaller custom builder will perform all the tasks, including roofing, siding, setting windows and doors into place, drywalling, painting and decorating, finishing carpentry such as cabinets, baseboards, trim etc, plumbing and wiring and general cleanup and landscaping.
Larger firms contract out cement work, the siding, roofing, doors and windows, finishing carpentry, electrical and plumbing, landscaping, laying of sidewalks etc. However, when done in this manner the employer is still looked upon as the general contractor. (If any problems, the homeowner does not approach the sub trade, the general contractor does.) Both have equal responsibility for the construction, so the employer who erects the entire package, or the one who sub contracts out most of it, are direct competitors and are classified in the same industry
